When it comes to real life real-estate, a full bathroom consists of a bathtub, a shower, a toilet, and a sink. Bedrooms need to have at least two ways out, though I don't know if Sims can exit through windows. This is based on a real-life house I once went into that was kind of creepy, that being why it was rather cheap for a house with six bedrooms and five bathrooms.
